Bathroom Renovation for University District Homes

Hey neighbor. Older house near campus, a bath the size of a closet, and parking that requires a strategy? Let’s walk it together.

Owner-operated, based in West Seattle — 900+ completed projects across greater Seattle.

Service Area

University District Baths Are Small on Purpose

A lot of the housing near campus is older student and owner stock: one small bath, tired tile, a fan that lost the argument years ago, and a mix of houses and condos that do not share a floor plan. University Park is a little calmer. The Ave is not. Same wet-climate bathroom either way.

We work the U-District the same way we work West Seattle: open what we have to, tell you what’s actually behind the wall, and put the scope in writing before anyone swings a hammer. We've done repairs and tile in this neighborhood; a full bathroom renovation uses the same crew and the same written-scope habit. Parking and access go in that writing. If your street is actually Fremont or Wallingford or Ravenna / Wedgwood, those pages already exist — this one stays on the U-District.

We serve the University District, including:

  • University District
  • University Park
  • Ravenna Blvd edge

Designed for Life in the Neighborhood

The Challenge

Small older baths — houses built for a different campus rarely have a spare foot. A walk-in only works if the layout is honest about the space you have.

Mixed house and condo stock — a single-family stack and a condo HOA are different jobs. We quote the building you actually live in.

Parking and access — dumpsters, material drops, and crew parking need a plan on these streets. That’s scheduling, not a surprise on day one.

Wear and moisture — long wet seasons plus a tired fan is how tile fails from behind. We look under the tile, not just at it.

Our Solution

Layout first — we measure, then we argue with the drawing until the shower, the vanity, and the door all fit like they belong there.

Waterproofing that matches Seattle — pan, membrane, and ventilation sized for a wet climate, not a catalog photo.

Access in the scope — how demo leaves and tile arrives is part of the written plan, including condo rules when those apply.

Permits when they’re required — we file and walk inspections. No “you handle the city” in the fine print.

FAQs

Good Questions, Straight Answers

How much does a bathroom renovation cost in the University District?

Most renovations range from $25,000–$60,000+ depending on finishes and scope. A full gut or a condo with building rules can move the number. See real Seattle bands on our cost explorer — no email required.

Do you handle permits for University District projects?

Yes, when they’re required. Construction, mechanical, electrical, and plumbing go through the Seattle Services Portal. Our Seattle bathroom permit guide covers who approves what. Condos may add HOA approval on top of the city.

Can you work a small U-District bath with nowhere to park?

Parking and access are part of the plan, not a hope. Layout-wise, a tub-to-shower in the same footprint is a common ask when the tub is unused — if the drain and the floor allow it. Details on our tub-to-shower page. Numbers on the cost explorer, then request a consult if you want us in the room.

Are you a University District company?

We’re based in West Seattle. We renovate bathrooms all over the city, including the University District and University Park. You’ll get the same crew, the same written scope, and the same one-year workmanship warranty.
